• We do not accept applications
from current tenants of Rosewood as it is a conflict of interest. • We offer application forms to everyone
who inquires about the rental. • We review completed applications in the order in which we receive them & chose the most qualified
applicant. • We may require up to four business days to verify information on an application. • If we
are unable to verify information on an application, the application may be denied. • All move in monies must be
paid in guaranteed funds only. No personal checks or credit cards. •All units, INCLUDING GROUNDS, are non-smoking.
Pets are accepted only if indicated. •Upon signing a rental agreement or lease, a $50 move in fee will be charged. *****THERE IS A $40 APPLICATION FEE PER PERSON 18 or OLDER*****

COMPLETE APPLICATION: • Unless joint
applicants are legally married, each much submit an individual application. • The fee is still $40 PER PERSON 18 & OLDER.
• We will not review incomplete
applications. • We will accept the first qualified applicant(s).
IDENTIFICATION: • Applicants
must show two pieces of identification. One must include a photograph, one must be your social security card.
PRIOR
RENTAL HISTORY: • Rental history of 3 years must be verifiable from unbiased/unrelated sources. • Applicants
must provide us with the information necessary to contact past landlords. We reserve the right to deny an application
if, after making a good faith effort, we are unable to verify prior rental history.
SUFFICIENT INCOME/RESOURCES: • Net household income shall be at least two - three times the rent (excluding utilities). • Income/resources
must be verifiable through pay stubs, employer contact, current filed tax records and/or bank statements. •
Verifiable employment of five years.
CREDIT/CRIMINAL/PUBLIC RECORDS CHECK: • Negative credit reports
may result in denial of application or requirement of additional deposit up to twice the rate specified, at agent's
discretion. • Negative criminal/public records check will result in denial of application. • Any individual
who is a current illegal substance abuser, or has been convicted of the illegal manufacture/distri- bution of a controlled
substance will be denied tenancy.  |

• Based upon the application we determine whether the applicant meets our screening
guidelines. • We verify income & resources. • We check with current and previous landlords. •
A credit/criminal/public record check will be obtained. • Addition deposit may be required
for any deficiencies, but do not have to be taken. • Denied applicants may not reapply.
